PEI design studio provides interior design services for residential and commercial spaces:
PROGRAM REVIEW: First step, we will meet to define scope of your work and your budget: determine client’s goal and needs. With more than 10 years of experience in real estate I can also help you selecting your business or residential space that fits your business or personal goals!
Meanwhile, client will interview and hire certain contractors for the project if needed including architect/structure engineers/electrician/plumbing/etc.
DESIGN CONCEPT: Once interior design service agreement is signed and deposit is collected PEI design will create the schematic design based on client’s desires and preferences: develop design concept and space planing. For commercial project PEI design can develop your branding and design signage/packaging/utensils/napkins/menu/stationary/document templates/etc. coordinating with your interior space design.
2D DESIGN DEVELOPMENT: Once the schematic design concept is approved by you PEI design will start the design development: produce 2D design drawings including floor plans, elevation plans, section plans and furniture plan. Research and selection of furniture/fixtures and material will be done.
3D RENDERING/ VENDOR BIDS: When the designs and furniture/material selections are approved by you we will create the 3D rendering based on the fixtures and material you have approved. The 3D rendering will allow you to see the visual of your project, and your approval is needed for us to actually start the construction phases. Revisions on the fixtures and material are possible in this stage after you have seen the 3D rendering. The goal is to make sure you like what you see.
CONSTRUCTION DOCUMENTATION/ VENDORS SELECTED: Based on your approval of the 3D rendering now we will start the construction documentation phase: Furniture, fixtures and equipment selected are ordered. Construction drawings are complete. Bids are obtained and contractors are selected and approved by client.
INSTALLATION/ CONSTRUCTION ONSITE: Now we start the actual construction administration phase: Installation and building occurred onsite. A part of this phase will start in the same time during construction documentation phase.
PROJECT COMPLETE: Project completes, occupants move in and post occupancy satisfaction reviews start: Evaluation and feedback received from occupants and users for project owners’ references and further improvement.
SERVICE FEE: There are various ways to charge for projects depending on the nature and location of your project. Typically it can be fee by hour of our work including research/design/site visit/travel/etc. time, by total square footage of your project site, or by a fixed project fee agreed in advance.

Schematic Design
Using tools such as bubble diagram, block diagram, adjacency matrix and hand sketches the PEI design designer helps client determining main design concept and space planing strategy.
Design Development
Space planing and detailed design drawings are created including floor plans, elevation plans, and section plans.
Construction Documentation
Furniture, fixtures and equipment are selected and ordered. Construction document are created. And contractors are selected.
